You say you have a mortgage business - what I guess you mean is you're a low level loan officer working part time in the evenings making cold calls earning about $300-$500 per deal you close
If you had a true mortgage business you would understand the value of buying real estate - with all the money you have of course you can afford a down payment (besides the fact you can get into many homes/properties with little $ down)
